This week we will focus on what we know about the federal guidance being developed for the implementation of the low-income housing tax credit provisions of the Recovery Act of 2009.

Today is Tuesday, April 14th, 2009. First up this week we have recently released guidance from the IRS about two types of tax credit bonds for renewable energy. Next up, we explain legislation that was recently reintroduced in the House of Representatives that would tax all income generated from "carried interests" as ordinary income as opposed to how current tax law allows some of this income to be taxed as capital gains. We will also continue our ongoing coverage of LIHTC allocating agencies as they implement the Recovery Act of 2009. Let's begin today's discussion with a summary of the latest guidance released for qualified energy conservation bonds and new clean renewable energy bonds.

Today is Tuesday, April 7th, 2009. This week we will preview the Financing Renewable Energy Conference that we will host in San Francisco on April 30th and May 1st. Then, we will discuss some of the highlights of CDFI Fund Director Donna Gambrell's most recent Director's Message. And finally, we have more updates on state housing tax credit allocating agencies plans for implementing the Tax Credit Assistance Program (or TCAP) and the low-income housing tax credit Cash Grant Exchange Program. Both programs were created by the Recovery Act of 2009.

Today is Tuesday, March 31st, 2009. This week we will review the submission requirements for CDEs to apply for allocations of new markets tax credit in the 2009 allocation application round. We also have a couple updates on state housing tax credit allocating agencies plans for implementing the Tax Credit Assistance Program and Exchange Program created by the Recovery Act of 2009.

Today is Tuesday, March 24th, 2009.' This week we have several exciting developments to discuss. First, we will share the Treasury Department's plans to allocate the $3 billion in additional new markets tax credit' authority provided by the American Recovery and Reinvestment Act of 2009, or the Recovery Act. We will also outline the changes in the 2009 income limit data released by the U.S. Department of Housing and Urban Development. And finally, we will update listeners on the California housing tax credit allocating agency's plans for the LIHTC provisions of the Recovery Act.

Today is Tuesday, March 17th, 2009. This week we will review how tax credit allocating agencies throughout the country are approaching their plans to implement the lowincome housing tax credit cash exchange option, commonly referred to as the credit exchange option, and their plans to disperse their share of Tax Credit Assistance Program, or TCAP, dollars.

Today is Tuesday, March 10th, 2009. This week we will discuss some of the highlights of President Obama's proposed federal budget for 2010. But first, we have some news from the Community Development Financial Institutions Fund, or CDFI Fund.

Today is Tuesday, February 10th, 2009. This week we will share some of the highlights of the New Markets Tax Credit Investors Conference that Novogradac & Company hosted two weeks ago. We also have an update on the recent activities of the LIHTC Working Group.

Today is Tuesday, February 3rd, 2009. This week our focus will be the current status of the economic recovery bill that is being crafted by Congress. This legislation is significant in size and scope, and most likely will be passed with provisions that affect affordable housing, community development and renewable energy.

Today is Tuesday, January 27th, 2009. This week we will discuss the opening of the seventh round of NMTC allocation applications in more detail. We will also share an update about the financing of affordable housing developments in New York. A new equity fund was announced last week and we will share some of the details with you today. And as promised, we have the very latest news on the development of economic recovery legislation in Congress. Our first planned topic for this week is an update on a discussion from our January 13th podcast about the actions housing officials in New York are taking to address the recent shift in the low-income housing tax credit investment market.

Today is Tuesday, January 20th, 2009 and today marks the inauguration of the country's 44th president, Barack Obama. As the eyes of the nation and the world are focused on our capitol today, it's fitting that many of the topics planned for today's discussion are also centered in Washington, D.C. This week we will discuss potential changes to the Troubled Asset Recovery Program, commonly referred to as TARP. We will also preview the comments that I will be making at the Treasury hearing this week on the proposed targeted population regulations.

Today is Tuesday, January 13th, 2009. This week I am recording the podcast from Washington D.C., where I am attending and speaking at the National Council of State Housing Agencies' HFA Institute. During this week's podcast, we will review some highlights from the Washington Wire panel I moderated at the Novogradac & Company annual conference of affordable housing developers held last week in Miami. We also have an update from the HFA Institute here in D.C.

Today is Tuesday, January 6th, 2009 and our first podcast of the year will focus on the latest developments surrounding the economic recovery bill that Congress plans to consider this month. We also have a summary of last month's meeting of a subcommittee that was formed by the CDFI Fund to consider policy and program recommendations it might consider related to the impact of the current global financial crisis.

Today is Tuesday, December 23rd and this is the final Report on Tax Credits for 2008. Today we will discuss the current conditions in the housing tax credit equity investment market and what the future may hold for developers, investors and syndicators. We also have an update on proposals being suggested for inclusion in an economic recovery package.

Today is Tuesday, December 16th, 2008. This week we have two major topics. For our first topic we will review some of the revenue raising strategies, yes, I do mean tax increases, that Congress may consider in the coming year. We're also going to evaluate how these possible tax increase will affect tax credit investors. For our second topic, we will discuss the testimony that I and others provided at an IRS hearing last Friday on proposed changes to the new markets tax credit regulations.

Today is Tuesday, December 9th, 2008 and this week we have some updates on the discussions in Washington about what should be included in the new economic stimulus package that will be considered when Congress reconvenes next month. We will also follow up on developments as some LIHTC allocating agencies and affordable housing developers work together to weather the current financial storm.

Today is Tuesday, November 25th, 2008 and this week we have the results of our informal survey to assess how many 2008 tax credit allocations have been returned by developers. We will also preview some of the key panels planned for our upcoming LIHTC conferences in Las Vegas and in Miami.
