Where's the inventory? When will the market change? What can I do? How can I take 3 listings immediately without spending any money? Fact: Inventory of available homes for sale is at an all-time low. Year over year, active listings have decreased 20 to 50% depending on your city. Active listings are hovering at about 410,000. Yet more than 6 million homes sold last year. What are you doing to proactively find sellers who wish to sell? As we have often reminded you, the market is not headed for an apocalyptic crash, raining discounted inventory on your town. Here's why: 1 - Demographic demand.  According to NAR, 45 million Millennials (ages 26 to 35) are ready to make a move this year. Rental payments are outpacing mortgage payments by 7.1%. Only 5% of rentals are even vacant, keeping supply down and payments high. FOMO or Fear of Missing Out is still playing a big role in the desire to purchase, especially before rates inch higher and higher. 2 - Builders can't keep up. The cost of materials has tripled for l

5 - Show gratitude overtly to those you care about. Start your day out right saying I love you and giving hugs and kisses to your family.   6 - Set a new, prequalified appointment before noon every work day, ideally with sellers. You can't do this if you're not doing point number four (see above). This keeps you in pro-active lead generation mode during the work day. 7 - Visit / doorknock one Unrepresented Seller per day with your pre-listing package. Otherwise known as For Sale By Owners, they have their 'help wanted' sign in their yard with their phone number. You sell homes for a living. It makes sense that you're speaking with the obvious listing leads. In fact, virtual metaverse-based 'land' is selling now. Remember, these are the early days.  Gambling on virtual land in a virtual world could leave you with virtually nothing. Please remember the legend about the man who was selling the Brooklyn Bridge.  Legend claimed that he sold it at least twice a week. He did sell it several times including at least once for $50,000! The new owner would discover he was the victim of a con when the New York police officers would stop the “new owners” from setting up toll booths in the middle of the bridge. That said, people are indeed using real money to buy 'land' in the metaverse. After the dust settles, there will be real transactions happening with real money being transferred for virtual land in which to build virtual buildings.  From CNBC: Sale
